Terms of service
Last updated 13 October 2026
Draft for legal review. Highlighted items need filling in, and these terms should be checked by a Singapore lawyer before launch.
These terms are between you and [Company legal name] (UEN [UEN]), trading as SG Residence. By creating an account you agree to them.
Who can use SG Residence
The service is for property salespersons currently registered with the Council for Estate Agencies (CEA). We check your registration before your account goes live, and may suspend it if your registration lapses or doesn't match the details you gave us.
What the service does
SG Residence connects to your WhatsApp Business number and Google Calendar so an AI assistant can reply to enquiries on your behalf, ask qualifying questions, share recent public transaction data, offer viewing times and send you summaries. It is a tool to support you, not a licensed agent, and it does not give valuations, financial or legal advice.
Your responsibilities
- You remain responsible for your dealings with clients and for meeting CEA rules, including advertising and disclosure requirements.
- You are responsible, as the organisation collecting it, for your clients' personal data under the PDPA. We process it on your behalf.
- You must follow WhatsApp's Business and Commerce policies and Singapore's Do Not Call rules. Don't use the service to send marketing messages to people who haven't agreed to receive them.
- Only add listings you are authorised to market, and keep their details accurate.
- Review the assistant's settings, questions and FAQs you write. The assistant's built-in compliance rules can't be switched off.
- Keep your Google and Meta accounts secure.
Market listings information
Market listings and transaction data shown in your dashboard are for your own use in your work as an agent. They may be incomplete or out of date. Check details with the listing agent or the original source before relying on them, and don't republish them.
Fees
The service is free during early access. If we introduce paid plans, we will tell you at least 30 days before any charge applies, and you can close your account before then. Meta charges for some WhatsApp message types and bills them to your WhatsApp Business account directly; those charges are between you and Meta.
Free trial
New accounts get a 14-day trial from the date we approve the account. Trials may have usage limits. When a trial ends, the assistant switches off and your settings are kept for 30 days.
Acceptable use
Don't use the service for anything unlawful, misleading or abusive, to impersonate anyone, or to try to break, overload or reverse-engineer it. We may suspend accounts that do.
Availability and changes
We aim to keep the service running, but it depends on Meta, Google and other providers, and may sometimes be unavailable. We may change features; if a change materially reduces what you get, we'll tell you in advance.
Ending your account
You can close your account at any time in settings. We may close or suspend it for breach of these terms or if your CEA registration ends. After closing, we handle your data as described in our privacy policy.
Liability
The service is provided as it is. To the extent the law allows, we are not liable for indirect or consequential losses, lost deals or lost profits, and our total liability is limited to [the fees you paid in the 12 months before the claim, or S$100 if none].
Governing law
These terms are governed by the laws of Singapore, and disputes are subject to the courts of Singapore.
